Fixed-Rate Mortgage/Balloon
A mortgage with an interest rate that remains constant for the term of the loan. Many opportunities exist with fixed-rate loans. Here is a brief example of a Fixed-Rate Loan: A fixed-rate mortgage is originated with an interest rate of 5% for a term of 30 years. The rate will remain at 5% until the loan self-amortizes, or the due-on-sale clause is exercised upon resale of the property. Example of Balloon: a 5% fixed rate loan for a period of 5 years, amortized over a period of 30 years. The balance of the loan would be due at the end of the fixed rate period (i.e. 5 years.)

Adjustable Rate Mortgage (ARM)
A mortgage that is adjustable during the life of the loan on a basis that has been predetermined. This loan is based on a fixed spread above a predertmined index, and typically floats. Monthly payments can go up or down as the rate is adjusted. Many recent borrowers have chosen ARMs to take advantage of the historically low interest rates of the past few years. Example: A person obtains an ARM to finance the purchase of the property. After a 2-year period, the lender may adjust the rate of interest on the loan in accordance with an established index.
